Three audiences, one model. Here are the questions we get asked most often — grouped by who is asking.
Owners
Yes, fully. We hold a lease only — we do not buy the property.
Local market rent plus the operating economics of your specific unit/building. We share the working.
Pre-agreed scope. Wear-and-tear is on us; structural and original-condition issues remain owner items. Written into the lease.
Yes, with an agreed notice period. The specifics are in your master lease.
Renters
With us — PropertyManagers. The owner does not appear in your tenancy or maintenance flow.
Documented up front in your tenancy agreement. Common heads (plumbing, electrical, appliance) are covered; cosmetic preferences are yours.
Within working hours during the day; on-call for emergencies. Single helpline, single owner of the ticket.
Project-specific. Usually 2–6 months' rent. Always returned (less documented dues) within 30 days of move-out.
Investors
No. This is a private profit-share in operating rental projects. It is not a security, mutual fund, or REIT. Onboarding is limited and not solicited publicly.
No. We publish ranges based on modelled low- and high-occupancy scenarios. Actual returns track operations.
In a project-specific structure, segregated from our general operating accounts. Reporting is per-project.
Buyback at term, or secondary transfer after a lock-in window where allowed. Specifics are in each project deck.
